Port Adelaide Waterfront Redevelopment Facts

Port Adelaide is one of the last ports in Australia to be redeveloped. The development agreement is between the South Australian Government's Land Management Corporation and the Newport Quays consortium (comprising international property group Multiplex and South Australian based developer Urban Construct).

Total dollar value of the redevelopment is $1.2 billion plus. $10 million will be committed by Newport Quays on public infrastructure such as promenade upgrades, public art and pedestrian bridge over No. 1 dock. Capital investment by Newport Quays will exceed $1 billion. The project is expected to take between 10 and 15 years to complete. There will be more than 4,000 jobs created during the life of the construction with more than $900 million being spent on construction work. The project will include 2,000 residential dwellings housing 3,000 - 4,000 new residents. There will be commercial development opportunities for waterfront dining and retail outlets (commercial/industrial space in excess of 50,000 sqm).

The Port Adelaide Waterfront Redevelopment will provide an environmental benefit to the region through remediation of former industrial land around the inner harbour.

 

Objectives of Port Adelaide Waterfront Redevelopment

Stimulate economic growth for the Port Adelaide region and create jobs. Also attract tourism, business investment and new residents. Enhance the amenity and environmental quality of the Inner Harbour land. To promote integration of the project with the surrounding suburbs.

Provide a mix of housing types and opportunities and attract significant investment to the area and achieve economic, social and environmental rejuvenation of the Port Centre and surrounding region. To deliver integrated development around the Inner Harbour rather than a piecemeal approach. Strengthen the role of the Port Centre as a regional commercial centre and State tourism precinct.

Promote good urban design which compliments the character and history of the Port.

 

Port Adelaide Waterfront Redevelopment - Urban Design Guidelines.

Urban design guidelines have been established for the project which will see :

  • The use of a diversity of architectural styles and differing building heights and scale to avoid flat landscape and create a visually appealing streetscape.
  • Provision of public promenades that are at least eight metres wide and follow approximately six kilometres of the waterfront.
  • Recognition of the historic importance of the Harts Mill and Allied Mill precinct by creating view corridors from Causeway Road and Semaphore Road focusing on the precinct.
  • Creation of view corridors to provide river vistas from many areas around the redevelopment.
  • Provision of vehicle and pedestrian links through the development.
  • Development of a pedestrian connection to area between No. 1 and 2 Docks.
  • Development of a range of active and passive public domain areas including a large park adjacent the Jervois Bridge to be developed in consultation with Kaurna representatives.
  • New development adjacent existing heritage places will compliment and contribute to their character.
